The inventory provides a detailed and accurate written record of the condition and contents of a property. The report provides a complete record of the fixtures, fittings and décor of the property both internally and externally. This vital document covers everything from walls, ceilings, floors and doors to windows, woodwork and furnishings.
 

Why do I need an Inventory?

 

The inventory is a legally binding document which forms part of the tenancy agreement between the landlord and tenant. A correctly compiled inventory report is invaluable to all parties and can help prevent costly legal disputes. It has become increasingly important to have an independent inventory since the introduction of the Tenancy Deposit Scheme (TDS) in April 2007. Whilst it is not currently a legal requirement to have an inventory, the government does encourage use of inventories as standard good practice to reduce the potential for disputes.
